What’s the process of obtaining an ADU Building Permit?

Before you begin constructing an ADU, you must first be issued an ADU Building Permit by the Town of Ajax. Prepare your application by following these steps: 

Confirm the current zoning permissions for the property.

It’s essential to know if your property is zoned to accommodate an ADU. Please contact the Town of Ajax at buildingpermits@ajax.ca or call 905-619-2529 ext 3652 for assistance.

Alternatively, you can check with the Town of Ajax Zoning By-law, or by visiting the Planning & Development department at Town Hall for in-person assistance.

Have the appropriate architectural drawings prepared by a qualified building designer.

  • A qualified designer may be found on the Ministry of Municipal Affairs and Housing Qualification and Registration Tracking System (QuARTS), which can be found here.

  • The Town of Ajax provides a sample drawing that can be provided to a designer for reference. Click here to view sample architectural drawings.

Submit a building permit application.

  • Submit an application, along with the drawings, using the Town’s Online Application Portal here.

  • Town staff will communicate with applicants throughout the review process and may require changes to ensure compliance with by-laws, legislation and other rules.


After you’ve received your permit:

Once the project has received the Building Permit Approval from the Town, construction may begin, carrying out the building permit drawings.

Mandatory inspections are indicated on the back of the Building Permit Card. Once construction for each stage is complete, you are required to book your building inspection. Building Inspection requests require at least 24-hour notices.

Once all inspections have been passed, the Town will grant occupancy of the new ADU, and it can be lived in or rented out.
